We are pleased to inform that there has been a significant policy shift that provides new opportunities for anyone looking to invest in real estate in the magical Seychelles.

The Government of the Seychelles has officially lifted the moratorium on the foreign ownership of land and other immovable property, thus opening up a myriad of exciting opportunities for international investors to acquire luxury properties in Seychelles.

Foreigners may now purchase vacant land ranging from 2,000 to 4,000m² at a minimum price of SCR 4,000 per m². Exceptions may be granted for land slightly exceeding 4,000 m² provided valid justification is offered.

Additionally, Foreign Ownership of residential houses, including the land on which they are situated, is now permitted, subject to a minimum purchase price of SCR 10 million (USD 695,000.)

In terms of the new dispensation, each property must have a land size of between 1,000 and 4,000 m² and with each such purchase, stamp duty of 18.5% applies. 

Foreigners who invest a minimum of USD 2 million in the Seychelles become eligible for permanent residence.
